Visualizing a home that was made especially for you, created to your tastes, and built from scratch to meet your needs is a driving force in home ownership. However, some people's excitement can fade when they learn that a new custom home build can take longer than they thought to complete.

While it's true it can take several months to build a custom home, it is well worth the wait. In fact, many of the factors affecting the timeframe of a custom build are of benefit to you, the homeowner. Once you understand the timeline of a custom home build, you’ll soon understand why.

Basic Timeline For A Custom Home Build

Initial Decisions

The very first thing that you will have to do is select a community and home style that fits your needs. During this phase, you'll sign a contract for purchase. Once the contract is signed, you'll work with a home building specialist to determine all of the special options and upgrades you may want in your new home.

Pre-Construction

During the pre-construction phase, you will work closely with your builder in selecting things for your home such as the exterior colour and finishings and any outdoor fixtures that you desire. This will go to the builder for approval to ensure that all guidelines are met within the community.

During the waiting period for approval, you'll meet with different suppliers to pick out the desired flooring, fixtures, and appliances for your home. Any blueprint modifications will be completed at this time. Once the final blueprints have been approved, construction will begin.

Construction

New home construction is completed in “layers.” Clearing of the land takes place, a foundation is laid, and then construction of the building begins. In between each of these steps, there must be inspections conducted by various agencies to ensure the quality of the build and to guarantee that it is in compliance with all government codes.

At this same time, the “functioning” part of the home will begin to be installed. This includes electrical work, plumbing and heating and cooling systems. Each of these systems must also go through different code approval processes before completion.

Finishing

Once the structure of the building is finished and approved, the finishing process begins. This includes putting in interior walls, flooring, cabinetry, fixtures, and appliances. The exterior of the home will also be finished at this time. Once the finishing is completed and you are completely satisfied, you'll receive the keys to your new custom home.
