Over the past few months, we've walked you through the process of buying and building an Augusta Fine Homes home, including pre-construction and construction .
In our construction instalment, we briefly touched on the pre-possession walkthrough and some seasonal items, but we'd also like to expand on those items and talk about the final steps to taking possession of your new home.
Pre-Possession Walk-Through
As mentioned in Part 2, your pre-possession walk-through takes place approximately one week prior to your possession date. This is a final review of your home to show you the inner workings of your new home, review of key points of maintenance and warranty coverage, and to ensure the selections and options you purchased are installed correctly.
During this appointment, you'll follow a pre-planned agenda to ensure you cover everything. If you have any questions about how parts of your home work or what your responsibilities are as a homeowner, now is the time to discuss them. This walk-through will take approximately two hours, and will take place during the workday.
Last Minute Finishing Touches
At your walk-through appointment, there may be a number of details that need attention. This process is normal, and entails many different trades returning to your home to make their final adjustments and fine-tunes of your new home.
What may look to you like a home that isn't finished is quite the opposite: trades perform certain tasks in a specific order, and these final days are an ideal time for them to do their detail work after everything else has been done. Perhaps it's similar to a fine artist who touches up a painting after the original paint has dried. Perfection is the goal of many.
How to Get the Most out of Your Pre-Possession Walk-Through
This appointment prior to your possession date is quite an important one in the process. It requires your full attention to absorb all of the information you'll be given, so you'll want to ensure you schedule enough time to take full advantage of the entire appointment.
While we understand you'll be excited to show your friends and family your new home, we'll need your focus and attention at your pre-possession appointment so they should not attend with you. Further to this, if at all possible children and pets should not be at this appointment, either.
Since we'll be covering a lot of information during this appointment, it will be best to wear comfortable clothing, and shoes that are easy to put on and remove. We will transition between inside and outside your home, so be prepared to walk in dusty or wet areas, depending on the weather.
The best way to learn about your new home is to try things while we're going through your review. Push buttons, flip switches, and test your locks. By doing this, you'll remember more about what we reviewed once the appointment is over. And in the rare case we find something isn't working, now is the time to have it repaired prior to your taking possession of your new home.
Ask plenty of questions during your appointment. We want to ensure you fully understand your new home, and what our responsibilities are between homeowner and builder.
Completion of Items
Any unfinished work you encountered during your walk-through will be complete by the time you take possession of your new home. In addition, any items you discuss at your pre-possession walk-through will be completed prior to possession if at all possible. Unfortunately, some items may need to be completed after your possession date, in which case we will contact you to arrange an appointment to complete the work.
Please note that only the work noted in writing during your pre-possession walk-through will be completed. Verbal commitments are not honoured by Augusta Fine Homes.
Possession & Warranty
The day you take possession of your home, your warranty period begins. Upon the end of your pre-possession walk-through, you'll receive full documentation on what your custom home warranty coverage entails, and guides on how to maintain your home. Any further questions you have can be directed to our Warranty department. You will also be informed of the Warranty Schedules for your home, and how to complete them with your requested repairs.
Taking possession of your home is a long-anticipated event in the home building process. These final stages are as important as they are exciting, to ensure you enjoy your new home to the fullest for many years to come.
