Custom Homes and Lot Sizes: 5 Things to Consider

“Can we build a home on a lot we already own?”

This is a question commonly posed to home builders. Depending on the lot, the home, and the builder, most often it isn’t possible. However, in the case of a custom home, the answer is yes. There are just a few caveats to go with that.

Here are a few things to consider when looking to build a custom home on a lot you already own.

1. The Community

In some instances, the community in which your lot is situated may have restrictions on the type of home you're able to build. Are there specifications on pocket size (the width of the home versus the width of the lot), home style, or streetscape planning? A good custom builder will be able to design a home to fit the community’s guidelines. If you have a home in mind they should be able to work within those guidelines to build a home you’ll love.

2. Architectural Specifications

Your community may also have architectural specifications in place to ensure your home fits the design and overall concept of the area, something that is much more prevalent in newer communities. This may mean special trim colours, window styles, decorative features such as brackets or shakes, and can even include the style of your front and garage door(s).

Architectural specifications can also require additional bump-outs or rooflines on the sides and rear elevation of your home if your lot is situated on an end, a lake, or an open space. These add costs to the build; however, they also add to the beauty of your home.

3. Shoring

Depending on the location and land stability of your lot, it may require additional shoring or retaining walls added to ensure your home is situated on stable ground. Your plot plan will contain information from the surveyors on any recommended action to be taken when building on your property.

This type of work isn't optional as it ensures your grading is correct for drainage and your foundation is strong.

4. Communication

Define your needs with your builder in the beginning. By considering everything you wish to include in your home prior to crafting the design, your builder can match your list to the requirements of your area as noted above. 5. Landscaping

It's ideal to wait at least one full cycle of seasons before completing your landscaping. Ground settles over time, and should you complete your fence or anything structural prior to this time frame, you run the risk of uneven ground, crooked fence posts, and costly repairs.

Keep in mind as well, landscaping should only be completed once you receive your grading compliance from the City of Calgary to ensure you have municipal approval prior to moving forward.

Weather permitting, most custom builders begin their seasonal work in June and continue through the fall.
