Lot Purchasing Options in Estate Communities

You can envision the superior quality of your new home with its high-end features and finishes, entertaining outdoors, and gathering friends for an elegant holiday party. You’ve considered everything on the inside of your new home, but have you thought about the lot on which it will be built?

Your new home’s surroundings can really complete the ambience. Consider the things you love to do. Do you like to throw extravagant barbecues? There are two types of lots your builder will be able to offer you: pre-purchased and pooled.

A pre-purchased lot is one where the builder has chosen and purchased a selection of lots from the land developer based on the size and position of the lot. The builder will base their selections on what they believe their customers will want. These are the most readily available lots, as the builder already owns them by the time you are ready to build your home.

A pooled lot is a lot that is available to all builders within the community and is only purchased once a customer has selected it. There is usually more variety in the range of lot sizes, types, and positions available, thus a pooled lot may suit your needs better than a pre-purchased lot. This type of lot allows you to choose more intimately the land on which you wish your house to be situated.

Land developers provide your builder with detailed information about the plans for the land within the community you’ve chosen. This allows you to envision how your home’s surroundings will look over time. The position of the sun, tree-backing lots, mountainous backdrops, or even open green space can be driving factors to making your lot selection.
